The Federal Government agency end user was in a hurry and on a budget. Through an existing contract vehicle with a CACI subsidiary, KANE was selected to redevelop the building for the landlord concurrent to the occupants evolving requirements through eleven (11) separate phases. The result was a complete replacement of the HVAC system to current code in effort to accommodate higher occupant density, installation of new energy management and fire protection systems while adding redundancy to the power panel and riser packages to accommodate three separate SCIF's and a secure LAN room. Other facets included the demolition and reconstruction of 90,000 sf of office space, a new ammunition storage vault and the creation of 30,000 sf of new mezzanine space with core restrooms and new elevator installtion within the warehouse.

Additional phases included installation of blast-resistant window treatments, new curb and gutter work, asphalt parking lots and a security scope that included 127 GSA/DOD approved operable digital camera security package, site fencing, a manned guard house with access gates and a bridge traversing a small stream connecting two parking lots. Utilizing a double shift, seven day per week schedule, the four phases of 90,000 sf of tenant improvements was delivered in just 37 calender days with 3rd party inspections and peer review permitting. The remaining 30,000 sf followed 21 days later for a total of 120,000 sf of tenant work in less than 60 days. The property was partially occupied for a portion of the project.
